Remodeling condominiums and high-rises is similar to the remodeling of a single family residence except that you are restricted, in most cases, to the amount of existing space already there and you must follow the specific rules and regulations of the developments master plan.
In nearly all cases, once the plans have been finalized by the owner they then must be submitted to and be approved by the Associations Plans Review Board.
A remodel in a high-rise and condo can be and usually is a little slower and cost a little more simply because of the rules a contractor must follow.
In many cases a contractor is limited to the freight elevator only and sometimes the wait can be quite long. It is not uncommon for us to have to travel long distances to dispose of the materials torn out of the existing condo just to reach the dumpster.
Noise almost always becomes a factor in remodeling in these situations and we must always be respectful to your neighbors. That's why we notify your surrounding neighbors that a unit on the floor is under construction and that we apologize for any inconvenience that remodel may cause them.
It is important to understand that in condo and high-rise remodeling there are more fixed points that we must work around than in a normal single family residence. This ultimately means that you may face some design restrictions that you wouldn't ordinarily incur in a single family residence but that certainly doesn't prohibit you from upgrading and expanding your kitchen or enhancing the look and style of your master bathroom.
Contrary to popular belief many of the walls in a condo or high rise can be removed. So if you are looking to create a larger feeling room or combining two bedrooms into a fabulous master suite your imagination is all that holds you back.
So the good news is that while you have to consider and be concerned with the rules and regulations of your condo or high-rise association, fundamental design applications and the desired end result can almost always be accomplished.
